CASE STUDY

Thompson Community Centre

Richmond, BC

Thompson Community Centre in Richmond spans two structures — a 10,590 sq ft annex and a 6,566 sq ft main building — each on a different roofing timeline. The City of Richmond retained Pinpoint to scan both buildings and give a clear, section-by-section picture of where the roof was performing and where it wasn’t, ahead of maintenance and capital planning.
Pinpoint’s team scanned every roof section across both buildings, combining daytime capacitance moisture scanning with a nighttime infrared drone pass — respecting manufacturer warranty limits on the newer main building sections by relying on non-invasive methods rather than core cuts.

// Survey Scope & Methodology

Two buildings, two roofing eras, one consistent process

Pinpoint scanned all sections of both buildings using an RWS roof scanner and Tramex Dec Scanner, cross-checked with a DJI Mavic 3 Enterprise nighttime thermal drone pass. A calibration core cut in a known-dry area on the annex established the moisture baseline before the full survey began.
On the annex’s older roof (R1–R3), a single core cut confirmed dry conditions with minimal disruption to the membrane. On the main building’s newer roof (RA2), core testing was intentionally withheld to protect the manufacturer’s warranty — findings there rely on non-invasive scanning alone, pending City approval for further verification.

// What We Found

A healthy annex, a main building asking for closer attention

The annex roof (R1, R2, R3) scanned completely dry across the board — no active moisture intrusion, performing as intended. The main building told a more mixed story: RA1, RA4, RA5, and RA6 showed elevated moisture readings, though standing water from HVAC discharge on RA5/RA6 prevented reliable scanning and needs to be resolved before those sections can be fully assessed. RA3 held the highest concentration of blisters on the property, but every one tested dry at time of inspection. RA2, the newest roof system, showed a few isolated high readings that couldn’t be core-verified without risking the warranty. RA7 scanned dry.

Recommendation

The annex requires no action beyond routine monitoring. For the main building, Pinpoint recommended: securing City approval for selective core verification in RA2 and other high-reading sections; rechecking RA3’s blisters seasonally; resolving HVAC discharge drainage so standing water no longer masks scan accuracy; targeted repair of fishmouths, ridges, and localized membrane failures; and continued annual inspection across both buildings to track progression.
