CASE STUDY

Cranbrook Fire Hall

Cranbrook, BC

The Cranbrook Fire Hall is a 5,200 sq ft emergency services facility housing active apparatus bays and rooftop mechanical equipment critical to 24/7 operations. Ahead of routine capital planning, the City of Cranbrook retained Pinpoint to complete a full roof moisture and thermal survey to confirm the roof’s condition.
Pinpoint’s team scanned the entire accessible roof — including the truck bay, drainage areas, parapet perimeter, and both membrane and metal roof sections — combining capacitance moisture scanning with a nighttime infrared thermal drone pass and selective core sampling to confirm findings.

// Survey Scope & Methodology

A full-roof scan across membrane and metal sections

Pinpoint scanned the entire accessible roof using an RWS roof scanner and Tramex Dec Scanner, cross-verified with a Moisture Encounter MEX5 handheld probe and a DJI Mavic 3 Enterprise nighttime thermal drone pass. Particular attention was paid to roof penetrations, mechanical units, drainage low points, and parapet perimeter transitions.
Selective core sampling confirmed conditions at key locations — one cut over the truck bay came back dry, while a second near the drain and adjacent HVAC unit confirmed elevated moisture, verified with the handheld meter.

// What We Found

One isolated wet zone, everything else dry

Roughly 150 sq ft of wet insulation was identified — about 2.9% of the total roof area — concentrated between the roof drain and adjacent HVAC unit. Thermal imaging and capacitance scanning agreed: outside this one zone, surface temperatures and moisture readings were consistent and dry across the field membrane, metal roof sections, and perimeter. No ponding, distress, or active water entry was observed on the standing-seam metal roof.

Recommendation

No full roof replacement is warranted — the system is largely performing as intended. Pinpoint recommended a targeted repair at the drain/HVAC zone to remove and replace the wet insulation before it spreads, along with continued routine inspection of that area given its proximity to mechanical equipment and drainage.
