CASE STUDY
Salmon Arm City Hall
Salmon Arm, BC
Salmon Arm City Hall is a 23,706 sq ft municipal facility on 2 Ave NE showing typical signs of an aging roof — granule loss, ridging, blistering, and weathered sealant at penetrations. Ahead of routine capital planning, the City retained Pinpoint to confirm whether that visible wear had progressed into actual moisture intrusion.
Pinpoint’s team scanned the entire roof across a full day and night visit, combining daytime capacitance moisture scanning with a nighttime infrared drone pass and targeted core verification at every patched and flagged area.

// Survey Scope & Methodology
A two-day scan, day and night
Pinpoint scanned the full 23,706 sq ft roof using an RWS roof scanner, Tramex Dec Scanner, and Moisture Encounter MEX5, cross-verified with a nighttime DJI Mavic 3 Enterprise thermal drone pass. Every elevated reading over a patched area was hand-verified with a moisture meter and traced to its source.
Where scanner readings flagged possible anomalies near embedded metal fasteners, core verification was performed to confirm true conditions rather than relying on the scan alone — separating real moisture from equipment interference.
// What We Found
A dry roof, wearing its age on the surface
Both the daytime capacitance scan and the nighttime thermal drone pass confirmed 0% moisture content across the entire 23,706 sq ft roof — no anomalies, no trapped water. Multiple blisters and ridged seams were identified and individually verified dry with the moisture scanner. Common age-related conditions were widespread — granule loss, alligatoring, ridging, aged caulking, and debris around drains — but none had progressed into actual water intrusion at the time of inspection.

Recommendation
No repair, restoration, or replacement action is required — the roof is weather-tight with no observable moisture. Pinpoint recommended routine maintenance items only: clearing debris and moss from drains and perimeter areas to prevent future ponding, sealing the roughly 15 identified blisters as preventative upkeep, and continuing annual or bi-annual inspections. No major capital expenditure is anticipated for 15+ years.
