CASE STUDY

Cranbrook Curling Centre

Western Financial Place, Cranbrook, BC

The Cranbrook Curling Centre, part of the Western Financial Place complex, is a 26,253 sq ft recreation facility owned by the City of Cranbrook. Ahead of routine capital planning, the City retained Pinpoint to complete a full roof moisture and thermal survey — confirming the current condition of the membrane and flagging anything that needed attention before it became a bigger problem.
Pinpoint’s team scanned the entire roof area in a single site visit, combining daytime capacitance moisture scanning with a nighttime infrared drone pass and a calibration core cut to establish an accurate moisture baseline.

// Survey Scope & Methodology

A full-roof scan, confirmed by core sample

Pinpoint scanned the full 26,253 sq ft roof using an RWS roof scanner and Tramex handheld moisture meter, cross-verified with a DJI Mavic 3 Enterprise thermal drone pass and daytime aerial imaging. A calibration core cut established a low-moisture baseline before the full survey began.
Elevated readings were hand-verified with the moisture meter and traced to their source. A core cut through the two-ply SBS membrane, fibreboard, and tapered polyisocyanurate insulation came back dry, confirming the assembly’s overall condition.

// What We Found

A healthy roof, with two small spots to watch

The survey confirmed dry conditions across the vast majority of the roof, with only 1% overall moisture content detected — well within normal range. Thermal imaging isolated two low-to-medium moisture readings: one beneath the roof ridging, tied to visible ridging distortion, and one at an unsealed electrical conduit at the HVAC area where deteriorated wraps were allowing water entry. Common age-related wear — granule loss, alligatoring, blistering, and weathered sealant — was noted throughout, but the field membrane and structural deck remain sound.

Recommendation

No remedial action is required for the roof as a whole — routine inspections as part of the preventative maintenance schedule are sufficient. Pinpoint recommended two low-cost fixes: reseal the electrical conduit at the HVAC area to stop direct water entry, and monitor the ridging section for further distortion at the next scheduled inspection. Addressed now, both are simple maintenance items rather than capital repairs.
