CASE STUDY
Kal Tire — Langley
Langley, BC
This 13,050 sq ft Kal Tire service facility on the Langley Bypass presented a roof surface covered in visible age-related wear — ridging, blistering, seam separation, and granule loss throughout. With deterioration this visible on the surface, ownership retained Pinpoint to determine whether it had progressed into actual moisture intrusion before budgeting for repairs.
Pinpoint’s team walked the full roof during the day to document every visible deficiency, then returned at night with infrared thermography to correlate those findings against real thermal anomalies — testing everything from drain lines to mechanic-bay insulation with capacitance scanning and destructive core sampling.

// Survey Scope & Methodology
Correlating what the eye sees with what the scanner finds
Pinpoint’s team scanned the entire roof using an RWS roof scanner and Tramex Dec Scanner, cross-checked against a DJI Mavic 3 Enterprise nighttime thermal drone pass. Daytime findings — ridging, blisters, seam separation, and fastener telegraphing — were individually re-tested at night so each thermal anomaly could be correctly attributed to surface distress, drain lines, or rooftop equipment rather than assumed to be moisture.
Two destructive core cuts confirmed the assembly directly: metal deck, self-adhered SBS vapour barrier, EPS/polyiso insulation, and a 2-ply SBS membrane — both cuts read 0.0% moisture, resealed with mastic on site. One cut, near the mechanic bays, flagged minor suspected moisture between the base sheet and insulation, but not at a level compromising the system.
// What We Found
A rough-looking roof that's actually holding up dry
Despite extensive surface deterioration — ridging, blistering, seam separation with full hand-insertion gaps, and heavy granule loss — moisture testing confirmed 0% widespread saturation across the roof. Thermal anomalies during the nighttime scan correlated almost entirely with known surface conditions (fastener telegraphing, drain lines, rooftop equipment heat) rather than trapped water. All roof drain locations read consistently low, and readings at ponding-prone areas showed no significant moisture despite visible wear.

Recommendation
No moisture-driven roof replacement is required at this time — the underlying insulation remains predominantly dry. Pinpoint recommended addressing the visible surface deficiencies (open seams, blisters, ridging) through targeted repair to prevent them from becoming future moisture entry points, along with continued monitoring of the isolated area near the mechanic bays.
