CASE STUDY
Rogers Arena
Vancouver, BC
Rogers Arena is downtown Vancouver’s central sports and entertainment venue, home to the Vancouver Canucks and host to more than 200 events a year. Its low-slope roof spans the full building footprint above a bowl of sensitive electrical, mechanical, and broadcast infrastructure — where a single undetected leak carries outsized risk. Ownership retained Pinpoint to complete a full qualitative roof moisture survey ahead of budget planning for the building’s next roofing cycle.
Working alongside the facility’s roofing consultant, Pinpoint mapped the entire TPO and EPDM membrane system over steel deck — combining ground-truthed moisture probing with airborne infrared imaging to locate subsurface moisture invisible from the surface, before a single test cut was made.

// Survey Scope & Methodology
Ground-truthed probing, verified from the air
Pinpoint’s field team scanned 100% of the main roof surface using a Tramex RWS moisture scanner, cross-checked in real time against DJI Mavic 3T infrared drone imagery — following ASTM C1153, D7954, and D7945-15A protocols.
Every reading above threshold was walked, hand-verified, and marked directly on the membrane in high-visibility paint, then logged to a plan-view drawing — giving the roofing contractor an exact, repeatable map of where wet material needs to come out. No guessing, no over-excavation.
// What We Found
Two active leaks, and a roof running out of runway
The survey identified two active membrane splits on the upper roof facing Expo Blvd, already tracking moisture into the building interior — cleaned, primed, and repaired on site the same day. Around rooftop equipment and a lower EPDM section, infrared and probe readings confirmed a combined 300+ sq ft of wet insulation, concentrated at HVAC curbs, a failed EPDM seam, and legacy patch areas.
Membrane and flashing condition were both graded D — 2 to 4 years of remaining service life across the assessed system. Given the moisture already trapped beneath the membrane, Pinpoint recommended targeted repairs now to prevent further deck and structural exposure ahead of full roof replacement planning.
