St. Augustine School is a 12,155 sq ft educational facility on West 7th Avenue in Vancouver, with a 10-year-old modified bitumen roof spanning four sections. With no reported leaks but visible age-related wear, the school retained Pinpoint to confirm exactly how much of the roof had trapped moisture before it became a classroom problem.

Pinpoint’s team scanned all four roof sections (RA-1 through RA-4), combining daytime capacitance moisture scanning with a nighttime infrared drone pass and targeted core sampling to separate genuinely wet zones from surface-level wear.

Four roof sections, cut and confirmed

Pinpoint’s team scanned all four roof sections (RA-1 through RA-4) using an RWS roof scanner and Tramex Dec Scanner, cross-checked with a DJI Mavic 3 Enterprise nighttime thermal drone pass. A calibration core cut in a known-dry area established the moisture baseline before the full survey began.

// What We Found

Moisture isolated to two sections — insulation dry throughout

RA-1 and RA-4 scanned completely dry. RA-2 showed 15.8% of its area wet, concentrated between the roofing plies near an HVAC unit, with the insulation beneath confirmed dry by core cut. RA-3 showed 4.4% wet, including one saturated core sample near a roof penetration and drain — a likely leak source flagged for immediate attention. Across both wet zones, the underlying insulation remained intact and dry, meaning the moisture had not yet compromised the roof’s thermal performance at depth.

Recommendation

A full roof replacement was not necessary. With moisture isolated to limited areas and insulation intact and dry across the majority of the roof, Pinpoint recommended a targeted repair approach: address the wet sections in RA-2 and RA-3 — including the penetration near the drain in RA-3 — to prevent further intrusion, while maintaining the sound remainder of the system.
