Aberdeen Village Centre is a 102,200 sq ft retail plaza in Kamloops anchored by seven buildings — Indigo, PetSmart, Mark's, Staples, Moore's, Arigato Sushi, and ONE Boardshop. Pinpoint was retained to scan every roof on the property and give ownership a building-by-building condition picture ahead of capital planning.
Pinpoint scanned all seven roofs using an RWS roof scanner and Tramex Dec Scanner, cross-checked with nighttime DJI Mavic 3 Enterprise thermal drone imaging. A calibration core cut established a dry-condition baseline. Every flagged reading was hand-verified with a moisture meter and confirmed with core sampling where warranted.
Indigo, PetSmart, Mark's, Staples, Moore's, and Arigato Sushi all scanned dry across the board — confirmed by moisture meter, thermal imaging, and core sampling alike, despite normal age-related wear like granule loss, weathered sealant, and surface blistering. The one exception was ONE Boardshop, where moisture scanning identified roughly 30 sq ft of wet material — about 0.05% of the total portfolio — concentrated around electrical stack penetrations and a large prior repair patch, with a confirmed 11.9% moisture reading in that patch. The fiberboard insulation beneath these isolated sections remained dry.
No portfolio-wide capital action was warranted. Six of the seven buildings are performing as intended and require only routine maintenance and monitoring. At ONE Boardshop, Pinpoint recommended targeted repair of the affected penetrations and patch area to prevent the isolated moisture from spreading, along with continued monitoring as part of the property's regular maintenance cycle.
