The Merritt Civic Centre combines a flat roof section with an adjoining asphalt shingle roof over its approximately 5,750 sq ft footprint. Ahead of routine capital planning, the City of Merritt retained Pinpoint to confirm the roof's true condition and rule out any hidden moisture.
Pinpoint scanned the full flat roof using an RWS roof scanner and Tramex Dec Scanner calibrated to 20%, cross-verified with a Moisture Encounter MEX5 handheld probe and a DJI Mavic 3 Enterprise day and night thermal drone pass. A core sample through the deck, insulation, and membrane confirmed no visible moisture and was resealed on site.
Every testing method agreed: capacitance scanning, handheld probes, and core sampling all confirmed 0% moisture across the entire flat roof, with no anomalies at drains, penetrations, or mechanical units. The adjoining asphalt shingle roof showed moderate weathering — shingle curling, granule loss, and some debris in the valleys — but these are cosmetic, age-related conditions rather than signs of active moisture intrusion.
No moisture-related remediation is required — the flat roof assembly is fully dry and performing as intended. Pinpoint recommended routine maintenance only: continued monitoring of the aging asphalt shingle section, and clearing debris from valley areas to maintain proper drainage. No major capital expenditure is anticipated for 15+ years on the flat roof system.
