The Squamish Public Library serves as a civic anchor for the District of Squamish, with a 28-year-old modified bitumen roof nearing the end of its expected service life. Ahead of capital planning, the District retained Pinpoint to conduct a full roof moisture and thermal survey, scanning the entire roof area in a methodical grid pattern.
Pinpoint scanned the entire RA-1 roof area in a methodical grid pattern using an RWS roof scanner and Tramex capacitance meter, cross-verified with a DJI Mavic 3 Enterprise thermal drone. Elevated readings over two prior repair patches were hand-verified with a moisture probe and confirmed with core cuts.
The membrane itself was graded Failed, with granule loss, blisters, aged caulking, and wet insulation typical of a system well past its 20-year design life. Despite that, moisture scanning found trapped water in only 20 sq ft — about 0.16% of the roof — concentrated beneath two prior torched-cap-sheet repair patches. The insulation beneath those wet zones tested dry, and thermal imaging confirmed the majority of the field membrane running cool and uniform, with warmth limited to the perimeter and penetrations.
A full roof replacement was not necessary. With the wet coverboard isolated and the underlying insulation confirmed dry, Pinpoint recommended a cost-effective re-cover: remove the wet membrane and coverboard, retain the existing dry insulation, and install a new coverboard and compatible roofing system — an estimated $3.00 per square foot savings versus full system replacement.
