CASE STUDY
Aberdeen Village Centre
Kamloops, BC
Aberdeen Village Centre is a 102,200 sq ft retail plaza in Kamloops anchored by seven separate buildings — Indigo, PetSmart, Mark’s, Staples, Moore’s, Arigato Sushi, and ONE Boardshop. With a portfolio this size, ownership needed a clear picture of which roofs were sound and which needed attention before committing any capital budget. Pinpoint was retained to scan every building on the property.
Rather than a single blanket recommendation, the survey treated each roof on its own merits — combining daytime capacitance moisture scanning, nighttime infrared drone imaging, and selective core sampling across all seven structures.

// Survey Scope & Methodology
A portfolio-wide scan, building by building
Pinpoint’s team scanned all seven roofs at Aberdeen Village Centre using an RWS roof scanner and Tramex Dec Scanner, cross-checked with nighttime DJI Mavic 3 Enterprise thermal drone imaging. A calibration core cut established a dry-condition baseline before scanning began.
Every patched section, penetration, and elevated reading flagged by the scanner was hand-verified with a Tramex moisture meter, and confirmed with core sampling where warranted — giving ownership a building-by-building condition picture rather than a single portfolio-wide grade.
// What We Found
Six sound roofs, one isolated issue clearly located
Indigo, PetSmart, Mark’s, Staples, Moore’s, and Arigato Sushi all scanned dry across the board — confirmed by moisture meter, thermal imaging, and core sampling alike, despite normal age-related wear like granule loss, weathered sealant, and surface blistering. The one exception was ONE Boardshop, where moisture scanning identified roughly 30 sq ft of wet material — about 0.05% of the total portfolio — concentrated around electrical stack penetrations and a large prior repair patch, with a confirmed 11.9% moisture reading in that patch. The fiberboard insulation beneath these isolated sections remained dry.
Indigo, PetSmart, Mark's
48,700 sq ft combined · 0% moisture, dry
Staples & Moore's
34,700 sq ft combined · 0% moisture, dry
Arigato Sushi
13,200 sq ft · 0% moisture, dry
ONE Boardshop
6,000 sq ft · 0.05% wet, isolated & monitored
Recommendation
No portfolio-wide capital action was warranted. Six of the seven buildings are performing as intended and require only routine maintenance and monitoring. At ONE Boardshop, Pinpoint recommended targeted repair of the affected penetrations and patch area to prevent the isolated moisture from spreading, along with continued monitoring as part of the property’s regular maintenance cycle.
